Pending Home Sales Fell: A Practical Guide for Your Wichita Move

A slower national housing headline does not tell you what to offer on a Wichita home, or what to ask for yours. It gives you a reason to look more closely at the homes that actually compete with yours.

September's pending-sales report is useful context. Your next move still deserves a plan built around your budget, your timeline and your local options.

What September's report actually says

In its October 20, 2026 report, the National Association of REALTORS® said pending sales of existing homes fell 7.3% from August and 11.3% from September 2025 nationally. In the Midwest, the declines were 6.5% month over month and 8.7% year over year.

Pending means a purchase contract has been signed, but the sale has not closed. These figures track contract activity, not completed sales. A signed contract still has steps to get through before closing.

What that means for a Wichita move

The national and Midwest numbers give us a wider view. They are not Wichita-specific statistics, and they do not establish what is happening in your neighborhood or price range.

They also do not tell us what will happen to prices or mortgage rates next. Fewer signed contracts nationally do not automatically mean every buyer can negotiate a discount or every seller needs to cut the price.

Buying? Compare more than the asking price

Start with a payment you are comfortable carrying, then work with your lender to understand financing options for the homes you are considering.

For two similarly priced homes, compare condition, likely repairs, taxes, insurance estimates, any HOA dues and special assessments, and how each fits your daily life. A lower asking price can look different once you account for the work a home needs.

I can help you compare competing homes side by side, review recent comparable sales and price changes, and identify questions to answer before making an offer. That gives us a basis for discussing price, requested repairs and timing for that particular home.

Selling? Look at the choices your buyer has

Before changing your asking price because of a headline, look at the homes a buyer could choose instead of yours.

We can review nearby closed sales alongside current competing listings, comparing condition, updates and location. Closed sales help ground the pricing discussion; active listings show the alternatives buyers are seeing.

From there, we can build an asking-price and preparation plan around your timeline. If your home is already listed, showing activity and feedback can help us decide what deserves attention.

Make the next step local

You do not need to guess how a national report applies to your move. At Iron Wing Homes, I can help turn your priorities into a focused search or pricing plan, with clear comparisons and specific next steps.
